Yokes Fresh Market Commercial Painting Project in Liberty Lake, WA

Large commercial painting projects require a different level of planning, coordination, and execution — especially when the business needs to stay fully operational throughout the process. For this project, Axiom Painting completed a full exterior repaint of the Yoke’s Fresh Market location in Liberty Lake, Washington, refreshing and protecting one of the area’s busiest grocery stores while minimizing disruption to customers and staff.

The scope of work included the entire exterior of the building, from the large EIFS façade and cinder block walls to the metal roof, fascia, soffits, garage doors, bollards, and detailed trim work. With more than 17,000 square feet of wall space and multiple exterior surface types, this project required careful scheduling, the right commercial coatings, and a crew experienced in handling large-scale commercial painting projects in the Liberty Lake and Spokane area.

Project Overview

The existing exterior had visible wear from years of weather exposure and heavy daily traffic. Areas of the building had fading, inconsistent finish levels, and surfaces that needed extensive cleaning and prep before new coatings could be applied.

One of the biggest priorities for this project was maintaining a professional appearance throughout the process while still allowing the store to continue normal operations. Because this is a high-traffic commercial property with constant customer activity, deliveries, and employee access points, the project had to be approached differently than a standard exterior repaint.

The building itself featured a mix of EIFS siding, pre-painted cinder block, metal roofing systems, soffits, fascia, and multiple access areas around the perimeter of the store. Each surface required its own prep process and coating system to ensure long-term performance and a consistent final appearance.

Our Process

As with every commercial painting project we take on, the process started with a complete pressure wash of the entire building. Removing dirt, buildup, and loose material is critical on commercial exteriors because coatings need a clean surface to properly adhere and perform long term.
After cleaning, our crew moved into surface preparation, which included sanding, masking, caulking, spot priming failed areas, and protecting surrounding walkways and customer access points. The prep stage is one of the most important parts of any commercial repaint because large surfaces tend to show inconsistencies quickly if corners are cut.

For the EIFS and block siding, we used Miller Paint Acri-Lite, a high-performance commercial exterior coating designed for durability and consistent coverage on masonry and EIFS surfaces. The metal roofing and metal surfaces were coated using Miller Acrimetal DTM, a product specifically designed for direct-to-metal adhesion and long-term protection against weather exposure.

To ensure proper coverage and durability, the first coat on the EIFS and block surfaces was back-rolled after spraying. This step helps work the coating deeper into textured surfaces and creates a more even finish overall. The second coat was then sprayed for a smooth, uniform appearance across the building.

The metal roof required additional prep and a bonding primer system before the finish coats could be applied. Commercial metal surfaces expand and contract significantly throughout the year, so choosing the right system is essential for preventing premature failure, peeling, or cracking.
The bollards, garage doors, fascia, soffits, and trim were all carefully finished to match the updated look of the property while maintaining a clean, professional appearance throughout the store exterior.

Challenges & Coordination

One of the biggest challenges of this project was working around an active grocery store. Unlike residential projects, commercial spaces like Yoke’s require constant coordination with staff, customers, deliveries, and business operations.
Safety and accessibility were major priorities throughout the project. Our crew worked carefully around customer parking areas, entrances, loading zones, and pedestrian traffic while maintaining a clean and organized job site at all times.
Another challenge was the sheer scale of the building itself. Large commercial surfaces can easily expose inconsistencies in texture, sheen, or application if the work is not approached methodically. Maintaining a uniform appearance across thousands of square feet of EIFS and block siding required attention to detail from start to finish.

Lift access was also part of the project due to the height and scale of several sections of the building, particularly around the front façade and roof areas.

Final Results

The finished result gave the Yoke’s Liberty Lake location a significantly cleaner, brighter, and more updated appearance. The refreshed EIFS, block walls, and metal surfaces created a more cohesive look across the entire property while improving long-term protection against weather and wear.

The updated coatings helped modernize the building without changing the recognizable look customers associate with the store. Clean lines, refreshed surfaces, and properly coated metal features all contributed to a polished final result that elevated the overall appearance of the property.
